The first step is a proper look at the floor: the block pattern, surface condition, any lifting or missing blocks, and what the existing finish looks like. The parquet in our hallway is sound but some blocks have lifted at the threshold. Does the whole floor need to come up?

No. Lifting at a threshold or doorway is usually caused by localised adhesive failure or a sub-floor dip rather than a widespread problem. We re-fix the lifted blocks, address the cause where we can, and sand and finish the floor uniformly. Unless there’s extensive sub-floor movement throughout, you don’t need to lift the whole floor.

My Victorian terrace in Horsell has wide pine boards, but they squeak. Can that be fixed before sanding?

Yes. Squeaking boards are fixed before any sanding starts. The squeak is usually caused by boards that have worked loose from their fixing or are rubbing against a neighbouring board. Re-fixing or carefully injecting adhesive at the joint solves it in most cases. If the board itself is damaged, replacement is the cleaner answer. We assess at the site visit and include any fixing work in the quote.

How does floor sanding affect the rest of the house in Horsell’s older terraced properties?

We seal doorways and protect adjacent rooms before sanding starts, which contains most of the dust to the working area. In a terrace with interconnected rooms, we work room by room so you retain the use of most of the house. The main thing to plan is furniture, since rooms need to be cleared before we start. Is it worth sanding and refinishing a floor that still has functional carpet on it, or should I wait until the carpet needs replacing anyway?

Either is fine, but if the floor is being used daily and the boards are unknown quality, it’s worth a quick check before the carpet goes back in. If you’re at the point of replacing carpet anyway, it almost always makes sense to restore the floor underneath first. A restored floor is quieter underfoot, easier to clean, and adds more to the property’s value than carpet does.
