Tadley sits on the Hampshire-Berkshire border, close to Basingstoke to the east and the North Hampshire countryside to the west. Much of the town itself was built out rapidly in the post-war decades, the 1950s through to the 1980s, with a character that’s more new town than ancient village. But Baughurst to the south and Pamber Heath to the east have a different feel: older properties, established lanes, and the kind of housing that’s more likely to have original flooring underneath the carpet than Tadley’s post-war stock.

Wood floor sanding: post-war and original boards

Tadley’s post-war housing presents a mixed picture for wood floors. The 1950s and 1960s properties often have suspended timber ground floors with original softwood boards. These are thick enough to sand and in most cases worth restoring. By the 1970s, concrete slab construction was more common, with wood floors limited to upper levels or laid as engineered boards on top of the slab in later refits.

The older Baughurst village properties are a different story. Pre-war and inter-war builds throughout Baughurst have original boards, sometimes quite wide, under carpet. These are among the better finds we come across in this part of Hampshire: old, thick, characterful boards that haven’t been touched in decades.

Parquet is occasional in the Tadley area but does appear in the larger inter-war Baughurst properties. Where found, it’s almost always restorable.

Tile and grout deep cleaning

Tile floors are common throughout Tadley’s domestic stock: ceramic in the older properties, large-format porcelain in more recently refitted kitchens. The grout in these floors accumulates ingrained grime that surface mopping doesn’t shift, darkening progressively until the floor looks dirty even after cleaning.

We use a professional rotary extraction process to remove the ingrained material properly from the grout pores, then apply an impregnating grout sealer that changes the surface behaviour. Sealed grout absorbs less, stays clean longer, and is far easier to maintain. For a Tadley kitchen floor, this is often the highest-impact restoration we can do: quick, effective, and significantly cheaper than retiling.

Natural stone restoration

Stone floors appear in Tadley’s renovated properties and the occasional older Baughurst farmhouse. Limestone and travertine in renovated kitchens and bathrooms, occasional sandstone or flagstone in the older agricultural buildings around Pamber Heath. We assess each stone floor individually. The treatment varies significantly by stone type, condition and installation method.

I have a 1960s semi in Tadley. Is there any chance of original boards under the carpet?

Possibly yes. 1950s and early 1960s properties in Tadley often have suspended timber ground floors with original softwood boards. By the mid-to-late 1960s, concrete slab construction was becoming more common in this area’s housing estates. The best way to check is to lift a corner of the carpet at a skirting board. If you see boards, particularly if they’re at least 3.5 inches wide and look like they’re original rather than chipboard overlay, they’re likely worth assessing.

We have a Victorian farmhouse-derived property in Baughurst. What floor types are we likely to have?

Baughurst’s older agricultural and village properties are among the most interesting for floor restoration in the RG26 area. You may have original wide pine or oak boards throughout; flagstone, sandstone or brick in the kitchen and utility areas; and possibly original quarry tile in the hallway. Each of these needs a different assessment and different treatment. We’ll map the whole picture at the site visit.

Our Tadley kitchen tiles were professionally cleaned five years ago but are already dark again. Why?

Almost certainly the grout wasn’t sealed after the previous clean, or a surface sealer was used that has since worn away. Without an impregnating seal in the grout pores, the grout reabsorbs grease and cleaning product residue and re-soils within months. An impregnating sealer bonds within the pore structure and doesn’t wear off in the same way. A properly sealed floor stays clean three to five times longer. We include sealing as standard after every clean.

Is Tadley far enough from Farnham to affect your pricing?

For Tadley town, no. It’s around 30 minutes from our base and within our standard service area. For the more outlying parts of Baughurst and Pamber Heath, we may include a modest travel note in the quote. We always flag this clearly before any commitment, so it won’t be a surprise.
