Hook is one of the more recently built towns in Hampshire. The original village is small, and the residential expansion from the 1980s onwards is what gives the town its current scale. These floors have been under carpet in many cases, and lifting that carpet to find original boards in good condition is a regular and satisfying event.

We sand back to clean wood, fill gaps carefully with a colour-matched compound, work every edge and corner by hand, and apply the finish you choose. For Farnham’s busy family hallways, a hard-wearing satin lacquer. For sitting rooms and bedrooms, a hardwax oil that brings out the warmth and grain of the wood. How floor restoration works in Hook and Odiham

The engineered oak in our Hook new-build looks worn. How do I know if it can be sanded?

The key factor is the thickness of the hardwood wear layer, the top layer of real wood sitting over the plywood core. If 2mm or more of the original layer remains, sanding is possible. If it’s been sanded before, or if the floor was originally fitted with a very thin layer, there may not be enough left. We check this at the site visit using a moisture meter and a close look at the joint profile. It takes about ten minutes and gives you a definitive answer.

My Hook kitchen tile grout is a mix of clean and stained patches. Can you get the whole floor to a consistent colour?

Yes. Patchy grout colouring is almost always a soiling pattern rather than a variation in the original grout. High-traffic areas in front of the hob, sink and breakfast bar get dirtier faster. Professional extraction cleans the whole floor to a consistent base, and the seal applied afterwards makes the whole surface behave uniformly. After the treatment, the grout colour across the floor will be as consistent as the day it was laid.

We have a Georgian property in Odiham. What floor type can we expect?

Georgian properties in Odiham’s high street and immediate streets are likely to have original wide floorboards throughout, typically pine in the earlier Georgian period, sometimes elm or oak in the larger properties. These boards are old enough to have significant character: wide widths, slight irregularity between boards, the kind of grain you simply can’t get in modern timber. They sand back beautifully and respond particularly well to a penetrating oil finish that enhances rather than obscures the wood.

Do you cover the villages around Hook, like Newnham, Long Sutton and Rotherwick?

Can you restore a floor that has had vinyl or linoleum laid directly over it?

Usually yes. Vinyl and linoleum laid directly over boards is one of the more common situations we encounter in Hook’s older stock and throughout Odiham. The covering comes up first. We remove it and the adhesive residue where necessary, and assess the boards underneath. If the boards are sound, with no rot and no significant damage from fixings, they sand back cleanly.
