Fleet’s Victorian and Edwardian terraces and semis are some of the most characteristic housing in north Hampshire. Well-built, with good proportions and, in most cases, original timber floors under the carpets. Pine in the earlier properties, oak in the Edwardian stock, parquet in some of the larger houses from the inter-war period. All of it worth restoring.

We’re based in Farnham, just across the Hampshire border, and we cover Fleet and the surrounding area regularly.

Wood floor sanding is our most common Fleet enquiry: original boards discovered under carpet, or engineered wood that needs refreshing. We also restore stone floors and deep-clean tile and grout throughout GU51 and GU52. Free site visit, fixed written price, no surprises.

Wood floor sanding and refinishing

Fleet’s Victorian and Edwardian housing is a particular strength for us. Original pine boards in the terraces, often wide, thick and in remarkably good condition once the carpet comes up. Oak in the larger semis and detacheds. Parquet in the inter-war properties. All of these sand and refinish well.

For Fleet’s newer housing, including Church Crookham, Elvetham Heath and the private developments, we also work on engineered wood, which is restorable subject to the wear layer. We check this at the site visit.

Natural stone restoration

Stone floors across Fleet’s renovated and newer properties, whether limestone in kitchens, travertine in bathrooms or marble in larger entrance areas, respond well to professional cleaning, honing and resealing. A stone floor that looks dull and hard to maintain comes back clearly after a proper professional treatment.

Tile and grout deep cleaning

Kitchen and hallway tile floors across Fleet’s domestic stock accumulate grout staining over time. We extract it properly and seal the surface after cleaning. The most common feedback we get after a tile deep clean is that the floor looks like it’s been retiled. It hasn’t; it’s just properly clean.

We also carry out restaurant floor sanding for venues around Fleet town centre, scheduled around service hours.

What does floor restoration cost in Fleet?

Every Fleet quote follows a free site visit, because the same floor area can involve quite different levels of work depending on what we find.

For wood, the main drivers are the boards’ condition, the finish you choose, and any repairs such as re-fixing loose boards or replacing damaged ones. For engineered wood, the wear layer assessment determines what’s possible before we put a number on anything. Tile and grout cleaning is priced mainly on area and soiling level, and stone restoration on the stone type and its current state.

The visit is free, the price is written and fixed, and you’ll have an accurate figure before committing to anything.

Frequently asked questions about floor restoration in Fleet

My Victorian terrace in Fleet has carpets throughout. Is it worth lifting them to see what’s underneath?

In Fleet’s Victorian terrace stock, it almost always is. The boards in these properties are typically pine, well-laid, and often in better condition than you’d expect, protected by the carpet for decades. The corner of a doorway or the inside of a cupboard is an easy place to check without disturbing the rest of the carpet. If you’d rather we look, we can do that at the site visit. Our guide to restoring Victorian and pine floorboards covers what to expect once the carpet comes up.

How much does floor sanding cost in Fleet?

We quote after a free site visit because two floors the same size can need very different amounts of work. The main variables are the floor’s condition, the finish chosen, and any repairs needed. The site visit is free and the quote comes in writing, so you’ll have an accurate number before committing to anything.

Can you restore a floor that has been painted with floor paint?

Yes. Painted floors need a stripping pass as part of the sanding process, which adds time to the job. Some old floor paints contain compounds that need careful handling. We’ll factor this into the quote at the site visit.

Do you cover Elvetham Heath and Church Crookham?

Yes. Both are within our Fleet service area. Church Crookham, Elvetham Heath and the surrounding GU52 area are all covered.

Is it possible to sand a floor in a house that’s being rented out?

Yes. We restore floors in rental properties throughout Fleet. The main consideration is coordinating with tenancy changeovers to ensure the floor has time to cure before the next tenant moves in. We can discuss timing to suit the rental schedule.
