Strip first, then seal
Most tired limestone has been re-coated over the years with wax, acrylic sealers or supermarket polish. We strip all of that off mechanically and chemically before doing anything else, so the new sealer bonds to clean stone — not to layers of failed product. The result is a finish that bonds properly and lasts.
Multiple seal coats, not one
We don’t apply a single coat of sealer and call it done. Limestone is porous enough that the first coat is largely absorbed; we apply at least two coats, sometimes more, testing absorption between each until the stone is genuinely sealed. The result is a finish that lasts years rather than months.

How We Restore Limestone Floors
Four stages. The depth of work depends on what the floor needs — most domestic limestone benefits from a full strip and reseal; some only need refresh cleaning and a top-up coat. We’ll tell you honestly which one applies during the site visit.
Site visit, porosity check, fixed-price quote
We assess the type and condition of your limestone flooring, identify any existing sealers, check for etching, cracks, stains, and surface damage, and discuss the finish you want to achieve. You’ll receive a detailed written quote outlining the exact limestone cleaning, polishing, sealing, or restoration work required.
Strip the old finish and deep clean
We use specialist alkaline strippers and rotary scrubbing machines to break down old wax, acrylic sealers, embedded dirt and grime. Wet-vac extraction lifts the slurry off the floor cleanly — none of it tracks through the house. The floor is then rinsed and neutralised so the next stage works properly.
Hone, polish or refine to the chosen finish
Where surface wear or etching needs addressing, we use diamond honing pads at appropriate grits to reset the surface and bring the stone to your chosen finish — natural matte, honed satin, or polished. Lighter work skips this stage; heavier limestone restoration may include light grinding to remove lippage between tiles.
Multi-coat impregnating seal and aftercare
We apply at least two coats of high-quality impregnating sealer, allowing each to penetrate fully before the next, and test for proper sealing before declaring the job done. You receive a written aftercare guide: pH-neutral cleaner only, what to avoid (vinegar, citrus, generic kitchen and bathroom sprays), and a realistic resealing schedule.

What affects the price?
Limestone restoration is quoted as a fixed price after a free site visit. Limestone varies more than most stones in how much work it needs. Soft, porous, heavily trafficked limestone with failed sealers takes longer than dense, lightly used limestone that only needs a refresh.
Existing condition
The biggest factor is the current condition of the floor. Some limestone needs a full strip-and-reseal, especially where old sealers have failed, marked or built up unevenly. Other floors may only need a light hone-and-reseal, or a deep clean followed by a top-up coat. Most enquiries fall into the first category, but not all. The site visit tells us which level of work is actually needed.
How porous the stone is
Softer, more porous limestones absorb sealer faster and may need three or more coats to seal properly. Harder, denser limestones often seal in two coats. This affects both the amount of product needed and the time required to apply it correctly.
Etching, repairs and stains
Etch marks, cracks and ingrained stains can usually be addressed, but each one adds to the work involved. We will be specific about what can be improved, what may need repair, and what level of finish is realistic during the site visit.
Finish choice
Natural matte and honed finishes are typically less work than a full polish. Limestone can be polished, but it does not always suit every stone or every room. The right finish depends on the type of limestone, how the space is used, and the look you want to achieve.
Total area and access
The total area matters, but layout and access make a difference too. Open kitchens are usually quicker per square metre than tight period hallways with built-in furniture, awkward angles or stairs. More detailed spaces take longer because the work has to be carried out carefully around edges, corners and fixed features.

How much does limestone floor cleaning cost?
Fixed price after a free site visit. The cost depends on the level of work — full strip-and-reseal of a period kitchen with failed sealers is more involved than a refresh-and-top-up on lightly-used stone. Most domestic limestone jobs are completed in one or two days; we tell you the realistic timescale and price up front.
Can I just clean limestone with normal floor cleaner?
It’s better not to. Most generic kitchen and bathroom cleaners are slightly acidic or alkaline and damage limestone over time, etching the surface and breaking down whatever sealer is in place. Use a pH-neutral stone cleaner for routine maintenance. We’ll recommend specific products in your aftercare guide.
How often does limestone need resealing?
Most domestic limestone needs resealing every two to four years, depending on traffic and how it’s cleaned. Commercial floors need it more often. A water-drop test is a good guide: if water beads on the surface, the sealer is still working; if it soaks in within a minute or two, it’s time to reseal. We’ll tell you exactly what to look for.
Will the limestone look like new again?
Tired limestone with old sealer and embedded dirt usually comes back beautifully — sometimes looking better than new because the original installation may have been under-sealed. Limestone with deep etching, structural cracks, or substrate problems may not be fully recoverable. We’ll tell you honestly during the site visit what to expect.
Will the work be messy or disruptive?
Our stone floor restoration process is designed to be as clean and non-disruptive as possible. Because we use a wet restoration method, there is no airborne dust created during the grinding and polishing stages. We work carefully to keep the area tidy throughout the project, clean up thoroughly on site, and aim to minimise disruption to your home or business. In most cases, properties remain fully liveable while the work is being carried out.
